Area calculations (NIA & GIA)
At ArchiSurveys, we specialise in comprehensive area surveys tailored to our clients' needs, adhering to globally recognized standards like the RICS Code of Measuring Practice 6th Edition or IPMS (International Property Measurement Standards). Our surveys cover three core areas: Gross External Areas (GEA), Gross Internal Areas (GIA), and Net Internal Areas (NIA), crucial for valuation, marketing, and property rating. With a particular focus on NIA, which delineates usable space within a building at each floor level, we ensure adherence to RICS guidelines, maintaining accuracy and reliability. Additionally, we offer lease plan surveys, providing precise floor plans for space planning or building detail systems. While NIA is the most commonly utilized metric, we understand that client requirements may necessitate GEA or GIA surveys. GIA measures the building area up to the internal face of perimeter walls at each floor level, while GEA measures up to the external face. Despite the chosen metric, our commitment remains steadfast in delivering consistent, high-quality results from fieldwork to the final deliverable.
